About your stay at Austin's Eastside Flats - Upper Flat

Thank you for booking your stay with us at Austin's Eastside Flats.

Below you'll find helpful information regarding your stay in our Upper Flat.

Arrival & Check-In

Eastside Flats is the guest house behind the home at 2113 E 18th st, Austin, TX 78702, and can be accessed via the mulch walkway on the driveway side of the home. The Upper Flat’s staircase is located on the alley side of the building, opposite the main house.

If you drove a car you can park on 18th st or Ferdinand St. There is also alley access however parking is tight, you'll need to park on the concrete driveway. Alley driveway is for Upper Flat guests. Feel free to use it to load and unload your luggage however you may still want to park on 18th street or Ferdinand street.

Check-In as early as 3:00pm

Please contact me, Ryan, via the Airbnb messaging service, phone, or text, 512-574-4344, if you need anything upon arrival.

House Guidelines

No smoking - Smoking is not allowed inside the building or on the deck, however you may smoke downstairs by the driveway and walkway. There is a silver painter's can for your ashes and cigarette butts.

Not suitable for pets. Our friends and family often stay here and some of them are allergic to furry friends.

Parking available on 18th street accessible via walkway.

Pack and Play for a baby is available upon request.

The Homeowner, that’s me, is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Keep the property and all furnishings in good order. If anything is broken or needs attention please let me know.

Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.

The fire extinguisher is located under the kitchen sink. Please don’t set our house on fire, but if you do, use the fire extinguisher and call 911 then call me.

You are free to use the utensils, plates, glassware and appliances in the kitchen. When done please rinse and place in the dishwasher, no need to run the dishwasher, we can do that after your stay. Please do not take these items off property. You will be charged for any lost or damaged items.

No parties, excessive noise, or any illegal activity are permitted at the property, so far the neighbors still like us.

During Your Stay

How stuff works in the Upper Flat

Operating the Air Conditioners

There are two AC units in the Upper Flat, one for the living room, kitchen, and bathroom and one for the bedroom. Each has a remote located near light switches.

To operate, simply take the remote out of the holster, point it at the AC unit and hit the “ON/OFF” button to turn the unit off or on. While pointing the remote at the unit, use the up and down arrows to select the temperature, you’ll hear the wall unit beep as a confirmation of the command. Use the “Mode”button to go between cool and heat, cool is represented by the "snowflake" icon and heat is represented by the "sun" icon. There are other features however this is the simplest way to use the device.

Keeping the Bathroom Cool

For extra air circulation use the fan on the vanity and the exhaust fan on the ceiling, it will make your stay much more comfortable.

Operating the TV

The Smart TV utilizes a ROKU interface, we have over the air channels and apps. Feel free to log on to any app if you have an account or if we logged in you can use our account (Netflix is ready).

Trash & Recycling

Please place your trash in the trash cans located in the unit. For glass, aluminum cans, plastic and paper feel free to place them in the blue recycling bin on the deck. If your trash is full let me know and I can remove it for you. The grey trash can along the walkway is for regular trash, the blue is for recycling, if you’d like to dispose of any trash in there please feel free to do so.

Pull-Out Couch in Living Room

Bedding for the couch can be found in the chaise and linens can be found in the tin basket next to the couch. The couch pulls-out from the straps located near the seating part of the main couch.

Smartlock Keypad Door Entry

The main door for the Upper Flat has the keypad entry system. You'll receive your code in an email or message the day of your arrival. For your safety we change our code with each guest.

TO UNLOCK:

From the outside, press the Home logo and enter your code.

From the inside, turn the thumbturn.

TO LOCK:

From the outside, press the Lock logo.

From the inside, turn the thumbturn.

Parking, Catching Rides and Getting Around

If you drove your a car you can park on 18th st or Ferdinand St. There is also alley access to the guesthouse parking area however it is a little tight, our alley neighbor also has parking directly across from our driveway. You'll need to park on the concrete driveway of the guesthouse. Your vehicle must fit on the concrete pad with 2-3 feet between your car and the blacktop of the alleyway, parking parallel to the garage door is the best position for most cars. Alley driveway is for Upper Flat guests. Feel free to use it to load and unload your luggage however you may still want to park on 18th street or Ferdinand street and use our side yard walkway to access the guesthouse.

For cabs and ride-sharing apps use our address of 2113 E 18th St, Austin, TX 78702. When using ride sharing apps, be sure to drop the pin on 18th st and Ferdinand St. Feel free to use the walkway on the side of the house to access 18th street.

You can also walk to cool places like The Wheel and Austin Daily Press just up MLK Blvd, or walk a few more blocks to Manor Rd for more great options. If you need any recommendations feel free to ask me or check out our Facebook Page.

The MetroRail station is a few blocks due east of our guesthouse and there are bus stops on MLK Jr Blvd and Chestnut Ave just a block away.

Use the CapMetro app or www.capmetro.org to get bus and train schedules.

Sixth Street, Barton Springs, Townlake, University of Texas at Austin, The State Capitol, and Circuit of the Americas are all great places to visit in Austin however be sure to take advantage of our neighborhood bars, restaurants and points of interest.

Check-Out

Checkout is at 11:00am.

Close and lock all doors and windows when you go out and upon checkout. Turn off all lights, air conditioners and ceiling fans at checkout.

No need to make the bed upon check out, but if you'd like to help out our cleaner Samantha, please strip the sheets, blankets and pillowcases from the beds and pile them on the floor.

Please pile all used towels on the bathroom floor.

Please rinse and place dirty dishes in the dishwasher

Feel free to use the alley to load your vehicle or cab upon departure.

Let us know once you check out so we can notify our cleaner.

The Upper Flat will be inspected and cleaned after your departure.
